Manor, TX Is Growing Fast—Here’s What’s New in 2025

I moved to Manor in 2017 when the city still felt like a small, quiet secret just outside of Austin. Since then, I’ve watched it grow from wide-open fields and one main grocery store into a vibrant, fast-developing community that’s still holding on to its heart and charm. As both a Realtor and a proud resident, I’ve had a front-row seat to the transformation—and let me tell you, 2025 is shaping up to be a big year for Manor.

A few months ago, I shared a blog about all the exciting things coming to the area—but so much has already changed that I felt it was time for an update. This post is your fresh look at what’s happening in Manor now, what’s coming soon, and how these changes are shaping the way we live, work, and grow here. Whether you’re new to the area or have been here for years, here’s what you should know.

New Retail & Development: Manor Is Getting Major Upgrades

You’ve probably already seen the progress near US-290 and FM 973—that’s Manor Crossing, and it’s going to be a game changer for this side of town. After years of anticipation, we’re finally getting our very own H-E-B, set to open in late 2025. I can’t tell you how many clients (and neighbors) have asked me, “When are we getting an H-E-B?”—well, it’s officially happening!

Alongside it, we’ve got a Home Depot, Planet Fitness, Burlington, T.J. Maxx, and even a Waffle House popping up, all part of the expanding Manor Commons area. It's exciting to see this part of town filling in with real options—not just for shopping, but for jobs and daily convenience.


🏛️ A New Town Square & Civic Core

Manor’s not just expanding commercially—we’re also creating spaces that foster connection and community. The city has broken ground on a brand-new City Hall and public library as part of a walkable, mixed-use Town Square project.

This project is personal to me. When I first moved here, our city buildings were simple and spread out, but this new space will bring people together, creating a real downtown feel that Manor’s never had before.


🏡 Real Estate & Neighborhood Growth

The Whisper Valley community continues to impress me—not only for its energy-efficient design and geothermal systems, but for its long-term vision. It’s one of the most innovative developments in Central Texas and it’s putting Manor on the map for sustainable living.

Other established neighborhoods like Carillon, ShadowGlen, and Presidential Meadows are still growing strong. Builders are offering more floor plan options and keeping price points competitive. Whether you're a first-time buyer or looking to upgrade, there’s truly something for everyone here.

Oh, and those apartments behind Manor Crossing? They’re nearly move-in ready. It’s amazing how much this area has filled in over the last year alone.


🚧 Infrastructure: What’s Coming to Roads, Transit & Parks

One of the biggest challenges with growth is keeping up with infrastructure—but the city is working on it.

Here’s what’s in the works:

  • A potential FM 973 bypass is being discussed to help ease traffic flow around the heart of Manor.

  • We’re expecting continued upgrades to local roads, sidewalks, and signage throughout 2025.

  • CapMetro’s proposed Green Line would eventually connect Manor to downtown Austin by rail. It’s still in the planning stages, but I’m keeping my eye on this—it could be a huge boost for commuters and property values alike.

  • Parks are expanding too! Whisper Valley Park, a massive 600-acre green space with trails, is expected to start construction by 2026. As someone who loves a peaceful walk outdoors, I’m thrilled about this addition.


🏥 Healthcare Access Is Improving

For a long time, we had to drive into Austin or Pflugerville for urgent care, but Manor’s changing that. A 24/7 St. David’s emergency facility is set to open later this year, and there’s a micro-hospital coming in 2026 that’ll offer emergency, inpatient, and even some minor surgical services.

This is a major upgrade for local families, and for anyone who’s ever had to make that stressful drive in a medical situation, it’s going to make a real difference.


🧡 From a Local’s Perspective

When I first moved to Manor in 2017, I saw potential. I saw space, peace, and opportunity. Now, nearly a decade later, I still see those same things—but I also see growth, community, and momentum.

Yes, there are growing pains, but there’s also excitement. As a Realtor, I’ve helped many families discover this little gem of a city. As a neighbor, I’m rooting for it to grow the right way—with intention, with beauty, and with community in mind.
